The Darlinghurst site was an existing 4 storey building that was generally unused. Works included demolition of all internal elements and structural amendments to the existing façade. Timber floors were replaced with concrete slabs, concrete lintels were provided to window heads and new steel frame windows and reveals were fitted. A new commercial kitchen and extensive fitout, including all services, was also included. A new lift was part of the works. The use of a self-erect crane on purpose built hoarding helped to achieve cost and time efficiencies.
The building accommodates a 3 level childcare for 60 children with light wells, sandpits and outdoor play spaces. There is a multipurpose Community Centre complete with amenities, new lifts, roof and drainage. Works included developing the adjacent John Birt playground, including an elevated platform, shade structure, amenities and bridge. An existing Jacaranda tree was protected and formed an essential part of the design.
The façade required temporary bracing of the 4 storeys. LVLs’ were used by the Builder in lieu of steel as dimensional variances and access made steel impractical. Works on the western facade was over existing occupied properties. Needle scaffolding was used. Removal of lead paint was as a part of the contract.
This complex and detailed project was completed with a very high standard of finish with restraints on site, materials and structure.
