The Skyline Apartments is stage three of the Village Quay project at Rhodes. This 26-storey high-rise residential project consists of 226 residential apartments, seven retail stores and community parkland.  The Skyline Apartments were designed and constructed to ensure the apartments retained low operating costs by designing thermally insulated buildings and selecting energy-efficient fittings and appliances, along with stand-alone systems to ensure strata fees remained low. This, combined with a user-pay approach, ensured the most sensible way for reduction in energy costs.  The Skyline Apartments implemented measures to ensure it exceeded its compliance requirements for the project. The apartments have high levels of wall insulation to R2.6, with all windows to the living areas and bedrooms being double glazed in thermal-break frames to reduce the demand for air-conditioning. There are two balconies for each apartment, one open and the other enclosed with a mix of fixed glazing and louvres for flexible year-round comfort. Each apartment has two split inverter air-conditioners for the living zone and bedroom. Cooking is by gas and there are also two gas bayonets supplied, one in the living zone and one on the open balcony.  
Lighting is a combination of compact fluorescent and LED, owing to the lead time from design to completion.  A 10,000-litre rain collection tank is used for landscape irrigation and the building is plumbed so that toilet flushing can use the district grey water reticulation system when the council infrastructure becomes available.  A 15-kilowatt photovoltaic system is installed to provide power to reduce the common area operating costs.  Natural cross ventilation to the lobbies is created by the use of louvres, reducing the need for air-conditioning systems to the lobbies and a reduction on energy loads.  This project has produced a community park and a mixed residential and commercial building where the tenancies are comfortable throughout the year, that are energy efficient with reduced operating costs, and are an investment in a better living environment. It is a worthy winner of the Excellence in Energy Efficiency, Construction Awards for 2016 in the price bracket of $50 Million to $100 Million.
