The Village Quay Rhodes project is a high-rise residential development of five residential towers. Two of these towers (Building A – 260 apartments and Building C – 160 apartments) that exceed 25 metres effective height for BCA compliance are fully sprinklered.
The services were designed to ensure the apartments retained low operating costs by selecting energy-efficient fittings and appliances along with standalone systems so that strata fees remain low. The residential towers utilise solar PV cells to reduce common property operating costs. 
The main construction challenge included a foundation solution to overcome poor ground conditions due to backfilled land, a burrow pit and industrial usage. A piling solution was adopted which included more than 560 pre-cast concrete-driven piles to depths ranging from 10 to 25m below basement level into suitable rock. Bridging beams on top of piles were used to address the difference in rock levels to support the 1m capping layer throughout.
These buildings have been completed with workmanship for each nominated finish to an extremely high standard. All areas front and back of house are very well finished. The project is a tribute to the dedication and professionalism of the management and site team of Billbergia.
