The Builder faced the huge challenge in the design process to strike the perfect balance in taking advantage of the spectacular views, maintaining privacy and minimising view loss for neighbours – a process which took 3 years of negotiation. He also had to work with Ausgrid to remove the above ground electrical cables and redirect these underground to ensure the panoramic views were preserved. The sloping block with a 3m decline from front to rear presented several issues during excavation and foundation stage. Sandstone bedrock was found lying at different depths throughout, causing an adjustment of all footings to be found at the same bearing capacity. The development was constructed directly off the rock which required a large amount of excavation and rock sawing to level depths for the Basement, OSD Tank, Swimming Pool, Retaining Walls and all the services. A large amount of ground water ran directly above and below the bedrock, requiring an immense network of agricultural drains and special drainage solutions redirecting the water into the onsite detention tank. The judges were particularity impressed with the quality of the finishes the Builder had achieved and attention to detail he had displayed in all aspects of the construction.
