This refurbishment project has created new life into the State Heritage Listed Building at 44 Martin place.
A new ground floor lobby with a full height penetration from ground floor to L12 skylight and a new glass atrium for natural light throughout has opened up the floors to a modern new office space, which included a rooftop terrace garden. This work included a new interconnecting staircase from L1 to L12 which has become a key feature of the building.
These works were constructed while the ground floor retail tenancies remained fully operational.
The scope of works included demolition of the existing rooftop plant, structural demolition and building strengthening, new level 11 slab construction, typical open plan office floors with reconfigured amenities, on floor plant, new lift destination controls, external façade and heritage sandstone refurbishment, full upgrade of base building services and systems and new end of trip facilities.
Materials handling options were limited in part by the Heritage nature of the building further complicating the available options for temporary works to avoid interference with the heritage finishes.
Structural upgrades to comply with current earthquake requirements were also required. The site team also had to deal with issues due to its location in Martin Place together with substantial adjacent works associated with two new metro station developments nearby adding to the congestion.
The quality of the work achieved was very high, noting the new works, existing heritage works and marrying of the two were all presented to achieve a overall coherent high quality outcome.
