201 Elizabeth St is a 40 story mixed use commercial building built in 1978 and originally known as the Pacific Power Building. The new owners of the building required a significant upgrade comprising extensive refurbishments to the building’s plantrooms, major BCA compliance upgrades and various internal elements. All works had to be delivered in a live tenanted building that required cooperation by all parties throughout the works. Detailed scope included; Major mechanical service upgrades including upgrades to 14 AHU’s across three plant rooms. New Core smoke and fire dampers, stair pressurization systems, DDA/ toilet exhaust systems and BMCS and ICN, HAZMAT removal, Fire service upgrades, Electrical service Upgrades including DB’s, lighting controls, vertical transport integration. BCA Compliance, on floor works include amenities, warm shell makes good, lift lobby and circulation space upgrades. Externally Louvre remediation, balcony upgrades, eaves linings and wall cladding fixings L39. Due to the nature of the works and the tenanted building environment a substantial volume of the works had to be carried out outside normal business hours thereby adding to the degree of difficulty of this project. Most of the finished works is buried in the many plantroom spaces which hides the true complexities of this project. The completed works were achieved in a difficult environment which required high levels of management expertise and consistent communications with all stakeholders for this project to achieve a successful outcome.
