The GTP Group required a new fitout for their Offices on levels 50, 51 and 52 of the MLC Centre. This required that the noisy and heavy material work be carried out after hours, as the remainder of the building was fully occupied by other tenants.
The Office Fitout achieved a Five Star NABERS Rating, with 94.6% of the original materials being recycled. Some materials were re-used in the new fitout including wall partitions which were cut down to make doors, glass partitions were re-used and also cut down as door inserts, old work stations were sent to Office Spectrum, other materials went to Reverse Garbage.
Major rewiring included separate metering of power circuits and lighting circuits for each level into a BMS. All Office appliances are metered. Lighting is controlled with a Cbus and Dali system using combinations of LED and T5 lamps. Motion detectors and daylight sensors are used to provide the required lighting levels for desks and rooms. Meeting rooms were also fitted with CO2 sensors for additional air flow. Chilled beam with humidity control is used to condition the air, along with 25% fresh air makeup, providing more even temperatures than the previous system.
New decorative walls paneling in the Office Foyer used recycled Tallow Wood for a North Coast School, lunch room chairs are made from recycled plastic drink bottles, Desk tops used E0 wood, recycling stations are provided for paper, toner cartridges, glass, metal, food scraps etc.
Bicycle racks are provided for staff in the car parks with bathroom facilities at the Office levels.
Energy consumption has been reduced by 90% from previous usage, and Lighting consumption reduced by 70% from previous usage.
This Project has achieved an Excellence in Environmental Management, for the material that were used, the management of Energy, and providing a work space that is comfortable, healthy and environmentally friendly.
