This project has been designed to exceed the 5 Star NABERS Base Building Energy Rating. An integrated approach was taken to Heating Ventilation and Air Conditioning (HVAC), facade delivery and lighting design to maximise energy efficiency across the building.    This is the first major installation of full LED lighting in a commercial office building in Sydney. The wattage savings over a T5 fluorescent solution is only approximately 10 per cent, but there are ongoing energy savings associated with the reduced maintenance due to the extremely long lamp life of the LED fitting. Additionally, PIR sensors to 100m2 zones ensure that after-hours lighting energy usage will only apply to occupied spaces and other lighting will automatically turn off.  Code requires fire stairs to maintain lux levels at all times so that in the event of an emergency, light switches don’t need to be turned on. Over 20 floors and several sets of stairs, a significant opportunity was presented to save energy use over the life of the building. By incorporating fire stair lighting with ultrasonic sensors, the lights remain off until a door is opened into the fire stair and the LED lights come to full brightness in a fraction of a second. As the ultrasonic sensors are integrated into each light, lighting energy is only used where needed.  The HVAC system was designed to meet the high energy-efficiency standards of NABERS 5 Star while maintaining comfort conditions across the floorplate. To this end, a centre zone low-temp Variable Air Volume (VAV) system was deployed with perimeter active chilled beams providing cooling adjacent to the facade.   This project has produced a commercial building where the tenancies are comfortable throughout the year, that are energy efficient with reduced operating costs, and are an investment in a better working environment. It is a worthy winner of the Excellence in Energy Efficiency, Construction Awards for 2016 in the price bracket of over $100 Million.
