This project for “Our Medical” in Kellyville is in the heart of Sydney’s Hills District. The site had remained unoccupied for almost a decade, and the redevelopment works by FDC have transformed the empty site into a modern 1,490sqm community health hub offering a full spectrum of healthcare services to the Hills Shire community. This purpose-built medical centre includes dentistry, diagnostic radiology, physiotherapy and ultrasound facilities as well as a GP consultation and treatment centre, consolidated under the one roof. The completion of this project is the latest of a series of projects delivered by FDC for their long-standing client Cornerstone Health. This project for a community medical centre was clearly built to a budget that was tightly tied down by the client Cornerstone. Within the parameters of the project whilst the facade and interior finishes reflect the budget, the project exhibits a commitment by FDC to deliver a high-quality product that demonstrates attention to detail and ultimately delivers a lot of building for the client’s budget. The design of this small building is basic with an elevated ground floor slab above on-grade car parking with a single level medical centre above. The roof structure is steel with a single long pitch metal roof. The site is adjacent to a play school and FDC faced site access restrictions from the busy adjacent roads, plus had to manage materials cost escalation & availability. Cornerstone have delivered several of these community health centres with FDC and the program, design, material selection and construction approach is tried and tested. The suspended ground floor slab has a flat soffit to simplify the formwork. External walls are a mixture of brick veneer, precast, or prefinished CFC. The building is a good example of ”keep it simple” to stretch the budget as far as possible. Whilst basic in its inception, the FDC team were clearly committed to delivering a good quality project which is well detailed and cleanly finished and is a great addition to the Hills community.
