The Development consists of 70 two and three bedroom units over four levels plus two levels of basement car park. The design aims to establish a new integrated community connected with bushland trails and elevated walkways, and interconnected communal spaces that promote community interaction and wellbeing. The site being rectilinear and cut into the side of the hill, follows the ridgeline down the slope, with the buildings constructed across the side of the hill. All soil that was removed during site preparation was retained for later landscaping. Existing trees and bushland was carefully maintained, and any vegetation that had to be removed was chipped for later reuse for landscaping. The groundworks required bulk excavation and site preparation, to facilitate a working pad for the specialized equipment used in the removal of 10,000 m3 of sandstone in large blocks over a 10 week period. These were then processed into 3,500 pieces of sandstone and used to complete a feature retaining wall running the length of the development. This wall also incorporated the reuse of existing stone blocks salvaged during the site preparation process.
The buildings are a concrete framed structure with post tensioned floor plates, light weight internal wall partitioning and external cladding of brick, compressed fibre cement sheet and timber. The use of multiple lifts and entry points significantly reduces the need for internal corridors and increases the amount of apartments with dual aspect. This in turn, gives residents a better outlook, and increases daylight penetration and cross ventilation. The project is also one of the first residential development in New South Wales to undertake formal EnviroDevelopment accreditation, achieving the highest 6 leaves rating. The building is less reliant than traditional developments on artificial heating and cooling, and the apartments enjoy more sun in winter, and remain cooler in summer through cross ventilation and shading. The quarrying and reuse of high quality sandstone has also contributed to this accreditation. This design has resulted in a medium density development that has produced homes with comfortable living, reduced operating costs and an investment in lasting architecture. It is a worthy Winner of the Excellence in Environmental Management – Medium Density for 2016.
