Liberty Place at 161 Castlereagh Street is a dynamic new precinct comprising four separate buildings surrounding an expansive outdoor plaza.
The buildings include:
ANZ Tower – 50 level Premium grade 6 Star Green Star design rated (targeting a 6 Star Green Star as built rating) commercial office tower.
Legion House – Five storey heritage listed building that has received an extensive refurbishment and additions, and is 6 Star Green Star design rated (targeting a 6 Star Green Star as built rating) commercial office with ground floor retail.
167 Castlereagh Street – a two storey commercial building that is positioned at the Castlereagh Street laneway entrance to the precinct, with ground floor retail.
Pavilion – The plaza retail pavilion is a feature building that is the plaza’s focal point.
The high performance curtain wall façade achieved very high standards through double and triple ‘low e’ glazing, allowing high visibility glass but retaining the ‘shading coefficient’ advantages of darker glass.
The project team selected a paint for internal areas which is certified carbon neutral and zero VOC.
The tri-generation system installed uses natural gas to operate the engine to generate electricity. The waste heat from the engine exhaust is used to run an absorption cycle refrigeration system producing cooling water for the air handling systems. The engine cooling water heat and the waste heat from the refrigeration system is used to provide hot water for domestic uses and for reheating in the air handling units.
The tri-generation system is included as part of the standby power system. The trigen system was configured as twin systems, only one is operating at any time ensuring the power from one system is always available for standby power. The system is designed around available load in the building, does not export to the grid but is true “load lopping”. The trigen system is operating in automatic mode and contributes to the building energy performance on a daily basis.
Legion House has its own “Dual Fuel Generators” operating on either natural gas from the street mains, or bio-gas produced from a biomass gasifier system. Legion House has the capability to be operated completely separately from the mains electricity grid. The building is self-sufficient with its own generators, batteries and power control system. Legion House has a number of other environmental initiatives, from vacuum toilets, to timber sourced from recycled sources or sustainably managed forests, from re-use of recycled bricks and timber from demolished areas.
