1 Bligh Street is a contemporary commercial office tower located in the heart of
Sydney’s CBD. The project was developed by DEXUS Property Group in partnership with CBUS Property,
Grocon were awarded the contract on a design & construct basis and appointed the existing design consultants (through novated arrangements) to complete the design works.
The project is arguably the most sustainable, innovative and technically complex in the CBD office tower ever constructed in Australia. The building is unlike any other high rise office accommodation, incorporating such innovations as:
• Full height 130m atrium through the centre of the floor plate;
• Double skin ventilated façade to all the office areas;
• 150,000L/day black water (sewer mining) treatment plant;
• Gas powered tri-generation system providing electrical power, heat for absorption chiller and heat for domestic hot water;
• Rooftop solar thermal tube array providing ‘solar cooling’;
• 6 Star Green Star design and As-Built environmental ratings;
• Designed, constructed and operated using full BIM model;
• Fully integrated extra low voltage BMS system;
• One of the largest “Green Walls” in the Southern Hemisphere.
