The location of the site of this unique building, in the heart of the Sydney CBD, with boundaries fronting two one-way streets; underground railway lines below and adjacent to the site; relocated Sydney bus interchanges; restricted construction parking for deliveries; undocumented locations of power, water and stormwater mains; existing heritage elements; civic authorities requirements; public safety and traffic management around the site presented acute challenges to the builder to address even before taking possession of the site.
The project involved the construction of two 29-storey high-rise towers standing 88m tall and multiple levels of basement car parking, excavated out of Sydney sandstone. The buildings contain 135 residential apartments and 85 serviced apartments and retail to lower floors.
Three separate podiums feature a masonry façade and provide cross ventilation through the building. The podiums are linked at Level 9 by the tower that features vertical fins throughout the curtain wall and curves over the roof structure.
The project team is to be congratulated for addressing the difficulties of location and materials handling at street level and vertically. It has delivered a landmark building of the highest quality, with attention to detail in structure, façades and internal finishes.
