The International Towers Sydney were constructed over a period of five years. Similar construction methodology was employed across all three towers to deliver more than 250,000 square metres of commercial, retail and public space. Each tower comprised of three levels of podium, three plantroom floors and 44, 35, and 33 levels of commercial tenant space.
Establishment of one of Australia’s most advanced concrete batching plant onsite allowed Barangaroo to keep up with extremely large demands of concrete. The batching plant allowed for continuous concrete supply to three high rise towers through a network of concrete lines and pumps set up across the project.
The District cooling plant and harbour heat rejection system which is a single system located in the basement of the towers to provide cooling water to the precinct. Utilising the harbour water also reduces the buildings need for fresh water.
Blackwater treatment plant which recycles all sewerage from the Commercial Towers and also existing Millers Point community. Generating recycled water for toilets throughout the towers and irrigation throughout the precinct and headland park. This processes one mega litre a day with 50% of its capacity servicing Barangaroo and 50% servicing the surrounding Millers Point residents.
From a Sustainability perspective, all towers were constructed with a 20% reduction in embodied carbon achieved through a number of initiatives and work with supply chain: Low energy technology for steel manufacture; Dematerialise façade systems; Onsite concrete batching plant allowed 40% cement replacement with fly ash industrial waste materials and reduce truck movements to and from site; and lift specific design to reduce energy consumption by 30%.
Each of the commercial office buildings has received a 6 Star Green Star Rating form the Green Building Council of Australia. The precinct as a whole was awarded an unprecedented 105 rating points out of a potential 110 available under the GBCA’s 6 Star Green Star Pilot v2 rating. This is world leadership level performance. This was achieved through a number of processes; Precinct wide Green Star Rating; LED light designed for Barangaroo with extremely low energy consumption; and ACB and PCB design solution to reduce air dumping with demand control ventilation
