This project comprised the adaptive reuse of sheds 72, 73 and 74 - the sole survivors of the 200 or so wool stores constructed during World War II to store wool bales due to the dangers of shipping wool at the time. The original wool store buildings were timber structures, with hardwood (primarily brushbox and blackbutt) timber stumps, columns, bearers, joists, wall frames and roof frames. These buildings were all deemed to be significant heritage buildings. The original timber framework has been retained, however, mezzanine floors have been added in order to increase the lettable area. The new occupants consist of a mixture of office space and display areas.
The works comprise reinstating the structural integrity of the buildings by replacing termite- or moisture-damaged timbers with salvaged timbers from the previously demolished buildings on the site.
Existing ground floors were repaired and concrete topped over builders’ plastic and insulation to preserve the ability to reverse the works as required under the heritage requirements. Original timber flooring was also salvaged from the other buildings and reused in lobbies, partitions and doors within bathroom areas.
Similarly, new mezzanines were constructed by utilising independent steel structures that could be ‘removed’ if required.
This is a fine example of adaptive reuse, with the buildings updated for code compliance and will provide quality office and display areas for years to come.
Overall, the works were well executed and provides a quality feel to the buildings.
