This project consisted of the construction of a new Costco Warehouse of 13,600 square metres, the first Costco fuel station outside of North America, 701 car spaces, recessed loading docks, heavy vehicle ring road, internal vehicle movement pavements and associated landscaping and services work.
Infrastructure included two new substations, hydrant/sprinkler/water connections, gas main extension, phone and fibre optic line extension/connection, and the relocation of numerous street lights. The major road intersection leading to the site was also upgraded.
The contract period was 26 weeks including two weeks of rain allowance. Latent ground conditions (saturated land) resulted in 21 days approved extension of time.
Costco had pre-ordered the supply of the prefabricated structural steel and cladding which was in 64 containers (on the dock at the signing of the builder’s contract) resulting in the pad footings for steel erection becoming the critical path. The first containers of structural steel were delivered to site seven weeks after the granting of site possession.
The structural steel and cladding were delivered in large shipping containers. On average 12 x 40 foot containers were onsite requiring around 10,000 square metres of the site for delivery, unloading and laydown. The planning of the management of this process and other trades work was maintained for the entirety of the project, resulting in minimal delays.
The site team had to develop numerous solutions to overcome potential delays including use of lime stabilisation of ground material to achieve required compaction results over 30,000 square metres of the car park and use of fibrecrete in the pad footings to reduce the preparation time prior to concreting.
The building and the fuel station were completed one day prior to the contract completion date with the works complete, quality levels achieved, budgets met and safety well managed all to the complete satisfaction of the client. Well done to the contractor.
