house is built opposite the beach at Coledale, with a style that is sympathetic to the locality. The design and construction was based around an ethos that focused on achieving high levels of sustainability. The team researched and implemented a range of different materials, fixtures, finishes and technologies for a long life of 100 years. The initial passive solar design principles were employed for this contemporary compact floor plan home with a high level of sustainability. All windows and doors are timber framed with extensive use of double glazing, which are shaded from the hot summer sun with passive solar overhangs or sunshades, while still allowing multiple paths for cross ventilation. High levels of insulation were used in the ceilings, roof, walls and floors for improved comfort. An open fire in living room is the main heating system with in floor heating in the south kitchen dining areas, which is only used in extreme weather circumstances. A Sanden Heat Pump water heating system extracts heat from the air to heat the water, and its energy consumption is supplemented from the 3.27 kW Photovoltaic array. Energy efficient lighting, high performance appliances, water efficient fixtures and a 4000 litre rain tank add to the efficiency of this home. During construction, the recycling rates were in excess of 80% with less than 15 tonnes of mixed waste going to landfill. All brick work and paving was from recycled bricks. The masonry blocks for the base of the house were made of 65% heavy industry by products, including bottom ash from coal fired furnaces and slag sands from steel production as replacement aggregates, making the block lighter for transportation. Recycled timber was used for the manufacture of the windows, stairs, ceilings, kitchen benches, kitchen cupboard handles, handrails, garage door frames, doors, and all timber trims. These were manufactured in a local joinery that is Carbon Neutral in its operation. This design has resulted in a home with comfortable living, reduced operating costs and an investment in lasting architecture.
