121 Harrington Street, The Rocks was originally a Bushells Tea factory. It dates from the colonial era and is a heritage-listed building. MPA’s contract consisted of a five-level refurbishment of the building with emphasis placed on maintaining its heritage characteristics such as tea extractors, slides and exposed timber columns and beams. One special heritage requirement was that no new work was to be constructed on the old ceilings or walls and that only existing holes could be utilised for fixings. Hence the new partition walls and ceilings are independent of the original structure. The project was completed over a hectic 15 weeks and included continuous work over the Christmas period. MPA has successfully created a distinctive and modern open-plan set of offices for its client, Havas Advertising and Communications Group, while maintaining the heritage character of the historic building.
