Project
388 George Street
Suburb
Sydney

This project involved the refurbishment of the existing property into ‘A” Grade commercial office space that included a revitalised entrance and building identity located on the intersection of George St and King Street Sydney.
The works included the refurbishment of all plantrooms to allow the targeted sustainability and PCA A-Grade objectives to be met, being 5 Star Green Star, Gold WELL and 5 Star NABERS ratings.
On floor works in the tower included HAZMET removal, reconstruction of amenities, new service layouts. Demolition and reconfiguration to the 5 atria and all lifts were also up graded.
Further works included the demolition and reorientation of the lift lobby to the existing tower which incorporated the use of high-end finishes in its revised form. New end of trip facilities have also been constructed as part of this stage.
A third portion involved the construction of a 5 story corner podium building as part of the project which consists of three main components.
•    A retail; component for flagship luxury tenancies including a double height frameless glass façade.
•    A commercial office component
•    A roof terrace which is intended as food and beverage tenancy that will be ‘open air’ and surrounded with landscaping.
The irregular shapes in this building lent itself to the use of approx. 250t of structural steel and bondek slabs, providing the flexibility required to achieve the design intent whilst considering the new loads on the foundations structure of the existing building.
A further bespoke element was the installation of a 385m2 glazed canopy which spans diagonally between the two street frontages. The canopy comprises of curved and bent trafficable glass, supported by approx. 50t of exposed steelwork.
The project was diverse in nature comprising many aspects of refurbishment and extension works all completed in the heart of the CBD. The standard of work was high and the degree of difficulty required a high level of management expertise to achieve this.
