The Shell Cove Marina project involved multiple building sites, with different builders engaged by various parties. The site was particularly difficult as it was surrounded by completed works. As a result of the original contractor becoming insolvent, New England commenced onsite following the completion of their adjoining projects which meant that site establishment could be easily managed. During pre-construction, New England completed the Waterfront Tavern, and it was agreed that their site amenities could remain onsite to facilitate the MSB project effectively saving a week in site establishment. Whilst COVID management procedures were still in place and a risk to the project, New England were able to manage their responsibilities without affecting the overall project delivery. As the scope of works extended to the fit out of the under-croft extensive IT works across the marina the accountability of subcontractor whereabouts was critical for safety and monitoring program. Throughout construction public access had to be maintained to the boardwalk and marina including the public stair access between the MSB site and Waterfront Tavern including the under-croft area. Marina Services Building is a compact yet complex design and construct project which challenges proper planning and coordination principles. New England was able to overcome the challenges faced onsite including taking over from an insolvent head contractor, rectification of subpar work to achieve superior finishes that the design demanded. The off-form concrete chamfered and tapered edge beam tying into a post tensioned roof top terrace slab, accessible to the public showcases New England’s exemplary structural ability. This complex building is a worthy winner.
