This adaptive re-use project involved the conversion of the existing Vibe Hotel, built in the late 1980s, located on a very steep corner site opposite Milsons Point Railway Station. The existing building consisted of a reinforced concrete structure with a conventional window wall façade spanning over 14 levels of hotel space and three levels of basement car parking. An existing chamber substation was located within the building, which also serviced numerous other buildings in the immediate surroundings.  The builder was engaged on a lump-sum contract to design and construct the building, creating 123 prestige apartments.  Complex demolition of the majority of the existing structure required temporary steel propping followed by seamless reconstruction and reinforcement of the existing structure, including the addition of new building elements.  The new reinforced structure created four basement carpark levels, a ground floor which was split between common lobby, and two retail tenancies. The revised elevations have been enclosed in a new glass and stone façade system.  The existing lift shaft was converted into bathrooms, while a new lift shaft was constructed on the rear of the existing core for two new passenger lifts. A new penetration was formed from ground floor to basement 2 so that a new lift could be installed for the transportation of bins that service the retail tenancies.  The adaptive reuse of the existing building took 122 weeks to complete and resulted in 16 levels of high-quality apartments built on a prominent site overlooking Sydney Harbour.
