This project was constructed on a greenfield site and comprised 20,000sqm of temperature- and humidity-controlled warehouse, 4500sqm of temperature- and humidity-controlled manufacturing and packaging areas and a 3500sqm office area. The project was constructed over a 10-month period with key challenges revolving around the requirement for multiple and differing temperature and humidity-controlled zones. This is required for the correct storage of raw materials, manufacturer areas and finally warehousing and distribution areas. Each of these areas had different requirements in this regard.  The construction consisted of traditional portal-framed warehouse enclosed with PIR wall panels and a fully insulated roof system. Concrete floors to the warehouse areas were burnished concrete and laid to tight tolerances. The three-storey office area consists of a steel structure with suspended slabs, lightweight aluminium cladding and glass curtain wall including a striking woven stainless-steel mesh suspended by an exposed steel frame. Strict temperature- and humidity-controlled environments are required throughout the complex. To maintain these requirements the external fabric of the building was constructed from insulated panels including all walls, roofing, external doorways, loading dock bays etc being treated in this way. The HVAC system utilised a new generation of air-cooled liquid chillers with heat reclaim providing modulated temperature- and humidity-controlled environments throughout the facility. The works were well executed with due consideration given for the imposed requirements resulting from this being a food manufacturing and storage facility, thereby imposing a high degree of compliance to many aspects of the project.
