St Hilliers constructed a high end residential aged care facility for Anglican Retirement Village. It involved 119 beds inclusive of an internal salon, physio, consultant rooms, chapel, activities area, basement carpark, associated roadworks and landscaped grounds. The project site was complex and unique, based in a flood plane, with a creek running through the site with a high water table. Excavation of the basement below the water table required large amounts of dewatering, the water having a low pH needed to be treated before returning to local waterways / stormwater. Excavated soil was ‘Potential Acid Sulphate Soil’ which, when exposed to oxygen becomes sulphuric acid and therefore required treatment on site. The soil was retained for use in future developments on the site. With the use of temporary sheet piling of the perimeter basement wall, and the use of drainage cassons around the perimeter, the extent of excavation was reduced. A unique design and new techniques were required to construct the basement floor and wall structure. Due to the ground conditions and watertight requirement for the basement, a monolithic structure was designed and constructed. The building above ground is laid out in cross shape each leg having two parallel wings. The eight wings provide natural light and ventilation to each of the rooms. The centre of the cross is all of the services for the wings with nurse / staff stations, kitchens, dining, lounge and communal areas. Natural Gas is used for cooking and water heating. Lighting is fluorescent technology throughout. Reverse Cycle air conditioning provides comfort throughout the year as required.
