On entering the site the first thing that is apparent is the landscaping which incorporates a meandering brook of waters with exotic aquatic.  The original design was amended to incorporate a post-tensioned structure which allowed continuity of trades on the site and expedited the builder’s program by six weeks.  Building adjacent to an existing first stage posed logistical problems of traffic movement which was solved by leaving out large sections of the blockwork retaining walls and over excavating the area allowing a stretcher stair scaffold tower to be erected externally off the building. These were closed up once the internal access stairs to the basement were poured. Another difficulty was the rainfall which was recorded at two metres for the area during the build time frame.  The builder worked closely with the client and a good example was the handing over of a complete display apartment six months prior to practical completion.
