This temperature-controlled distribution centre is home to Lion Dairy and Drinks in Sydney. The warehouse is used to distribute milk, dairy products, cheese and fruit juice to the local market. A key project objective was to provide improved operational efficiency and optimal energy efficiency to reduce ongoing operating costs. The site includes a landscape entry, car parking and truck hardstands. The facility comprises a single-level temperature-controlled building (9707m2), dock office, two-level office and staff amenities. Difficulties included the client requirement for integral hobs to be incorporated into the slab design to sit the cool room panels in order to provide forklift protection to the panels. Slabs had to be insulated to meet thermal requirements and reinforced with mesh. The finish on the slab had to be a fine cove finish, however, too smooth was problematic due to the safety hazard if there was spilt milk. Conversely, if it was too rough, this would make cleaning difficult. The project incorporates the latest dock design, utilising inflatable dock shelters, which allow trucks to be sealed to the building on delivery. This ensures integrity of refrigerated products and prevents exposure to the outside environment.   The refrigeration system employs three separate, critically charged, flooded ammonia chillers, each with its own separate refrigeration package. The three systems are independent of each other, so the site has the ability to operate on any one or two packages while the third is off-line for maintenance. The compressor sets are state-of-the-art Mycom screw compressors with liquid sub-cooler economiser heat exchanges. The facility is purpose designed for Lion and as such had to meet very specific requirements to ensure the operational aspects of the facility are achieved.  The building has been well constructed, with a number of detailing challenges being met by Taylor. The overall facility has been built to a high standard.
