Investa’s flagship commercial office tower development, Ark, constructed by Thiess and designed by Rice Daubney, delivers a dramatic new icon to the North Sydney CBD and represents the first completed 6 Star Green Star V2 design rated high-rise office building in NSW. Ark has also been designed to achieve a 5 Star NABERS Energy Rating.
Ark represents a ‘next generation office’ that will lead the way in terms of design, efficiency, functionality and sustainability, positioning it in the ‘world leadership’ category.
The elements that contribute to high energy efficiency include: high efficiency screw chillers and an absorption chiller forming part of a tri-generation system, gas fired heating water generators, low temperature VAV system, variable speed drives on all pumps, AHU’s and fans, 770kW gas fired engine to provide electrical power for base load and standby power with waste heat being used in the trigeneration plant, high frequency ballasts on T5 lighting throughout the tenancies, motion sensor lighting control on amenities and car park, switched light zoning, perimeter light level control, waterless urinals and WELS rated fixtures, grey water treatment and recycling for WC flushing and landscape, rainwater reuse for cooling towers, reduced lows to sewer, extensive energy metering of power water and gas to monitor and control energy use, low VOC materials,
There are 96 car spaces, six ‘pooled’ use ‘Smart and hybrid’ car spaces, electric car recharge bays, 10 motorcycle spaces, six courier spaces, 191 bicycle spaces with shower and change facilities, 41 visitor bicycle spaces, two truck bay loading dock, car wash bays.
