The project involved the design and construction of a five-storey Administration ‘Central Hub’ Building to house 1100 Sydney Trains engineering and maintenance staff and a two-storey amenities building including a 200-seat café.  The critical path of the project ran through the early works design submission to piling, to detailed excavation and FRP vertical elements to Level 1, however asbestos contamination required the existing slab on ground to be sealed prior to commencing the vertical elements. Once this delay was overcome, the superstructure was able to be completed.  Early procurement was essential in delivering this project on time. Items of particular importance included:
•    Detailed design submission and approval.
•    Lifts design, supply and installation.
•    Façade design supply and installation.
•    HV substation design, certification, supply and installation.
•    Structural-steel procurement and installation.
•    FF & E finalisation, procurement, delivery and assembly of workstations.  Construction challenges included the asbestos contamination, highly inaccurate site services locations including a large Sydney Water sewer main and additional client requests that increased the contract sum by 15 per cent, with more than 100 variations.  A W Edwards has completed the project on time and to a great quality standard.
