This integrated community precinct partnership provides a primary school for 600 students, including four special education classes. There is a long daycare centre for 47 children, an early childhood health centre, an upgraded sports field for school and community use, hard courts, amenity blocks, a community hall and associated roads, footpaths, landscaping and car parking.
Before major work began there were extensive surveys to confirm the extent of site contamination. The builder and EPS then developed a detailed management procedure allowing temporary stockpiles of contaminated materials on the sports field so work could proceed, while all relevant approvals were received so disposal works could commence. The builder’s remediation strategies meant considerable savings for the client.
Critical services traversed the site and these required special care and attention. Gas, water and power were included.
The works program was redone and in sequencing was reversed to minimise disruption caused by the soil delays. Footing and slab designs were amended to expedite the works and minimise wet weather risks. Roadwork and footpaths were started early to allow landscaping to begin well before practical completion. This all meant time savings that enabled the contract to be completed for the first school term of 2015.
This project is an example of excellent relationships between the project design team, client and local authorities. These included NSW EPA, WorkCover, council, Sydney Water and Ausgrid.
