85 Castlereagh Street Sydney is part of the Westfield Sydney Precinct, and comprises an integration of retail and commercial tenancies with a spectacular 1500 m2 sky lobby on Level 7 ( the first sky lobby in Australia).
The project achieved a 5 Star ABGR (NABERS) commercial rating, and is targeting a 6 Star Green Star Office Design v2 Certification Rating (results pending) as well as a 6 Star Green Star Office As-Built v2 Certification Rating (in progress).
20.8% of the total volume of aggregate is slag, and no natural aggregates were used for non-structural uses. Virgin Materials Saved - 6841.3 tonnes. A reduction in Portland Cement of 29% for concrete, displaced by fly ash from coal burning in power stations, Virgin Materials Saved – 2401.8 tonnes.
Greater than 60% of the reinforcing steel was produced using energy reducing processes in the manufacture.
All timber and composite timber used in the building and construction works were sourced from a combination of post-consumer re-used timber, Forest Stewardship Council (FSC) certified timber, or Australian Forestry Standard (AFS) certified timber.
Other features of resource efficiency include: 30% reduction in energy consumption; 80% reduction in potable water consumption; 95% reduction in flow to sewer, PVC content reduced by 66% by the use of alternative materials, 100% of previous site used (no new land), well serviced by public transport, in close proximity to residential developments, 50% fewer car spaces than LEP maximum, 25% parking spaces for small cars and motorcycles, cyclist facilities provided for staff, energy efficient lighting, perimeter lighting has daylight sensor control, low temperature VAV air-conditioning, tri-generation system for generating power and using waste heat, rainwater harvesting and sewer recycling provide water for WC flushing and cooling towers, low VOC paints and materials.
The reduction in energy and water use, and the careful choice and management of materials, results in an exceptional project deserving of the Excellence in Resource Efficiency Award.
